THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS:

SECTION 1. Pursuant to Section 14-103 of The Philadelphia Code, The Philadelphia Zoning Maps are hereby amended by changing the zoning designations of the following areas of the City from Class “R-2” Residential to Class “R1” Residential:

Parcel 1:

Beginning at a point on the Northwesterly side of Verree Road (80 feet wide) the distance of 179.763 feet Southwesterly from a point of tangency, which point of tangency is the Southwesterly end of an arc connecting the Northwesterly side of the said Verree Road with the Southwesterly side of Charette Road (50 feet wide), having the radius of 15 feet and the arc distance of 23.662 feet; Thence extending along the Northwesterly side of said Verree Road, the following two courses and distances, (1) South 39 degrees 53 minutes 56 seconds West, crossing the head of a certain 25 feet wide driveway easement the distance of 63.9 feet to a point; (2) South 42 degrees 58 minutes 24 seconds West, the distance of 142.531 feet to a point; Thence extending North 50 degrees 04 minutes 47 seconds West, the distance of 367.344 feet to a point on a curve being on the Southeasterly side of the former Ferndale Street; Thence extending Northwestwardly, along the Southeasterly side of the former Ferndale Street, on the arc of a circle curving to the right, having a radius of 300 feet and an arc distance of 216.948 feet to a point; Thence extending North 42 degrees 29 minutes 26 seconds East, partly crossing the current Ferndale Street (On City Plan 50 feet wide and Legally Open to the northwest and Not Legally Open to the Southeast), the distance of 331.685 feet to a point; Thence extending South 50 degrees 42 minutes 48 seconds East, the distance of 100 feet to a point; Thence extending North 42 degrees 29 minutes 26 seconds East, along the terminus of the aforementioned driveway easement, which extends Southeastwardly to the said Verree Road, the distance of 25.698 feet to a point; Thence extending South 34 degrees 06 minutes 30 seconds East, along the Northeasterly side of aforementioned driveway easement also partly crossing the bed of the former Ferndale Street, also partly recrossing the bed of said current Ferndale Street (Not Legally Open), the distance of 282.469 feet to an angle point; Thence extending South 50 degrees 42 minutes 48 seconds East, along the Northeasterly side of aforementioned driveway easement, the distance of 185.385 feet to a point on the Northwesterly side of the said Verree Road, being the first mentioned point and place of beginning.

Parcel 2:

Beginning at a point in the center line of Verree Road (33 feet wide) which part is at the distance of 2,097 feet and 07-7/8 Inches measured Southeasterly from a point of Intersection of the center line of Verree Road and the center line of Welsh Road (33 feet wide) thence extending along the center line of Verree Road South 39 degrees 34 minutes 15 seconds West 95 feet to a point, thence extending North 50 degrees 42 minutes 48 seconds West 225 feet to a point, thence extending North 34 degrees 06 minutes 30 seconds West 282 feet 05-5/8 Inches to a point, thence extending North 42 degrees 29 minutes 26 seconds East 14 feet 03-5/8 Inches to a point, thence extending South 50 degrees 42 minutes 45 seconds East 495 feet 04-1/4 Inches to a point In the outer line of Verree Road, the first mentioned point and place of Beginning.

SECTION 2. This Ordinance shall not become effective unless the sum of Two Hundred Dollars ($200) towards costs thereof, is paid into the City Treasury within sixty (60) days after the approval of this Ordinance.
