THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS:

SECTION 1. Title 14 of The Philadelphia Code is hereby amended to read as follows:

TITLE 14. ZONING AND PLANNING.

CHAPTER 14-600. USE REGULATIONS.

§ 14-604. Accessory Uses and Structures.

(1) General.

* * *

(d) Accessory structures must be constructed in conjunction with or after the principal structure. They may not be constructed before the principal structure. An accessory structure for a residential use shall not exceed [the greater of 200 sq. ft. or 25 percent of the gross floor area of the principal structure]

and shall not exceed 15 feet in height, unless otherwise stated by other provisions of the Zoning Code.

SECTION 2. This Ordinance shall take effect immediately.
