THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS:

SECTION 1. Pursuant to Section 14-106 of The Philadelphia Code, The Philadelphia Zoning Maps are hereby amended by changing the zoning designations of certain areas of land within an area bounded by Thompson Street, 17th Street, Girard Avenue, Ridge Avenue, 19th Street, Cabot Street, and 18th Street, from the existing zoning designations indicated on Map “A,” set forth below, to the zoning designations indicated on Map “B,” set forth below.

SECTION 2. Title 14 of The Philadelphia Code is hereby amended to read as follows:

(d) St Joseph’s Preparatory School Area

(.1) Applicability.

The St. Joseph’s Preparatory School Area shall consist of all land within the boundaries of Thompson Street, 17th Street, Girard Avenue, and Ridge Avenue, 19th Street, Cabot Street, and 18th Street.

(.2) Development Standards

(a)

Occupied Area.

Any portion of a building containing a Green Roof or rooftop athletics fields, rooftop athletic courts, or other active recreational uses located on a rooftop shall be excluded from the calculation of Occupied Area.

(b)

Setbacks.

The minimum required front setback for a building or portion of a building shall be the minimum front setback required in the most restrictive adjacent Residential zoning district located within 50 feet of the building.

(c)

Fence Height.

Fences surrounding athletic fields, athletic courts, or other recreational uses may be up to 15 ft. in height, as measured from the surface level of such recreational use, athletic field, or athletic court.

Off-site accessory parking shall be permitted.

SECTION 3. This Ordinance shall become effective immediately.
