This enacted ordinance changes Philadelphia’s RC-6 residential zoning rules for large development sites. It adds requirements intended to preserve historically significant buildings and structures, changes the minimum district size and limits on buildings, structures, parking, and open space, and allows parking to be located up to 1,000 feet from the buildings it serves or outside the development-plan area.

Amending Title 14 of The Philadelphia Code, entitled "Zoning and Planning," by amending Chapter 14-200 entitled Residential Districts by amending Section 14-226 entitled "RC-6" Residential District, and adding new requirements to allow for the preservation of historically significant buildings and structures and for the establishment and amendment of the district under certain terms and conditions.
