This enacted measure creates a new Waterfront Redevelopment District in Philadelphia’s zoning code for large parcels of formerly industrial, utility, or port-related land along or near rivers, streams, or canals. It allows mixed-use development, including housing, businesses, community facilities, and public open space, subject to an approved master plan, zoning review, parking and loading rules, and waterfront access and setback requirements.
Amending Title 14 of The Philadelphia Code, entitled "Zoning and Planning," by amending Chapter 14-200 entitled "Residential Districts," by adopting a new Section 14-216 entitled "Waterfront Redevelopment District," under certain terms and conditions.
