The enacted bill amends the East Falls Neighborhood Commercial Area zoning overlay for CMX-2, CMX-2.5, and CMX-3 properties within a specified East Falls area. It changes parking and curb-cut rules, sets a minimum 25-foot building height for CMX-3 buildings, restricts certain uses, establishes ground-floor commercial requirements on parts of Ridge and Midvale Avenues, and sets limits on dwelling units based on lot area and building height.
Amending Section 14-503 of the Philadelphia Code, entitled "/NCA, Neighborhood Commercial Area Overlay District," by amending the subsection entitled "East Falls Neighborhood" and making related changes, all under certain terms and conditions.
