The enacted ordinance prohibits a person from renting out a residential property unless they own it, have the owner's legal permission, or have legal authority to occupy it. Violators may face a fine of up to $2,000, up to 90 days in prison, or both; property owners and renters who unknowingly rented from an unauthorized person may also sue for damages and other court-ordered relief.
Amending Title 10 of The Philadelphia Code, entitled "Regulation of Individual Conduct and Activity," Chapter 10-800, "Safety," by adding a new Section 10-841, "Fraudulent Leasing of Residential Property," prohibiting conduct related to the fraudulent leasing of residential property, all under certain terms and conditions.
