This enacted measure changes Philadelphia’s Affordable Housing Preservation Overlay District by revising the lots covered and setting rules for properties with qualifying low-income housing developments. It defines qualifying developments as having at least 40 units, more than half reserved for households earning up to 50% of area median income, affordability costs limited to 30% of income for eligible households, and a 50-year affordability deed restriction; it also generally limits nonresidential uses to building ground floors.
Amending Chapter 14-500 of The Philadelphia Code, entitled "Overlay Zoning Districts," by amending Section 14-534, entitled "/AHP, Affordable Housing Preservation Overlay District," and by making related changes, all under certain terms and conditions.
