This enacted bill amended Philadelphia’s landlord-tenant rules governing the City’s residential eviction diversion program. While the City operates a mandatory pre-filing program, landlords must enroll, notify tenants of their diversion rights, and participate in good faith for at least 30 days before seeking to evict, except when eviction is needed to prevent an imminent threat of harm.

Amending Chapter 9-800 of The Philadelphia Code, entitled "Landlord and Tenant," to modify requirements and authorizations related to the City's residential eviction diversion program, including associated changes to the landlord and tenant relationship, and to make certain technical changes, all under certain terms and conditions.
