This enacted ordinance creates the West Chestnut Street Overlay District for certain lots along West Chestnut Street and Ionic Street near 20th Street. It sets zoning rules for development in the area, including parking of one space per five dwelling units, no required off-street loading, additional facade review, and a maximum floor area ratio of 1,200% for certain CMX-4 lots if at least 20% of the proposed units are workforce housing. These provisions lapse on December 31, 2028, except for building permits already in effect.

Amending Title 14 of The Philadelphia Code, entitled "Zoning and Planning," to amend certain provisions of Chapter 14-500, entitled "Overlay Zoning Districts," by creating the "/WCS, West Chestnut Street Overlay District," all under certain terms and conditions.
